Responsibilities

President

  • Chief executive officer of the association.
  • Has all general powers and duties usually vested in the office of President of a corporation.
  • Power to appoint committees from among the unit owners.
  • Presides over all meetings of the association.
  • Assists in the conduct of the affairs of the association.

Vice President

  • In the absence of the President, exercises the powers and performs the duties of the President.
  • Performs other duties as directed by the Board.

Secretary

  • Has custody of and maintains all corporate records, except financial records.
  • Records the minutes of all meetings of the Board, sends out all notices of meetings.
  • Performs other duties as directed by the Board.
  • Has custody of the seal of the Association and affixes the seal to required legal documents.

Treasurer

  • Has custody of all property of the Association, including all funds, securities and evidence of indebtedness.
  • Maintains accounting records of the Association in accordance with generally accepted accounting practices, including a record of all receipts and expenditures, an account for each unit owner, contact information for each unit owner, amount of each assessment, dates and amounts in which the assessments come due, payments upon the accounts, and balances due.

 Directors (non-officer)

  • A member of the Board that is not an officer.
  • Has full voting rights as a member of the Board of Directors and duty to assist the other board members.

No individual Board member (including any officer) has the authority to bind the association in any way, unless specific authority has been given them by a vote of the Board.
